Applying
Before you apply
The short version of what we ask for and what we look at, so there are no surprises. The full Tenant Selection Criteria is part of the application itself and is available from the office any time.
Have these ready
- Government-issued photo ID
- Proof of income: two recent months of pay stubs, or an offer letter for a new job, or the current award letter for retirement, Social Security or disability income, or two years of tax returns and three months of bank statements if you are self-employed
- Two months of bank statements
- Your addresses for the past few years
All lawful, verifiable income counts equally, whatever the source. Having documents ready at the start is the single biggest thing that speeds up a decision.
Who applies
Everyone 18 or older who will live in the loft submits their own application and pays their own application fee. Children are listed on a parent's application.
Fees
- $50 application fee per applicant, paid when you submit. It covers screening and is not refunded if the application is denied.
- $150 administrative fee, due at lease signing and only if you are approved.
- The security deposit shown on the listing is also due at lease signing.
What we look at
- Income: gross monthly income of at least 2.5 times the rent, with at least six months of verifiable income history.
- Rental history: no eviction judgment in the past five years and no unpaid balance over $2,500 to a prior landlord.
- Credit: we review credit and rental payment history, but we never deny on a score alone. Thin credit, no credit and medical debt are not reasons for denial by themselves.
- Criminal history: reviewed individually, and we will usually talk with you first. Automatic denial applies only in two narrow cases set out in the full criteria.
- Identity: verified for every applicant, with an alternative available if electronic verification does not work for you.
If you miss one standard
One miss does not end the application. Depending on which standard, you may qualify with a guarantor (income of at least five times the rent, applying separately), or with an additional deposit equal to one month's rent, for example if you have no rental history yet. The full criteria spells out each path.
How long it takes
Most decisions take two to three business days once we have everyone's signed application, documents and fees. What slows it down is a missing document or income that needs extra verification, so the checklist above is worth the ten minutes. Approved applicants sign the lease within three days of hearing from us.
Pets
Cats and dogs are welcome with prior written approval and a signed animal addendum; pet fees apply. An assistance animal is not a pet, and no pet fees, breed limits or weight limits apply to one.
Renter insurance
Every leaseholder carries at least $100,000 in personal liability coverage for the full lease term, with proof before keys are released. Most policies cost a few dollars a month.
Equal housing
1900 Elm Lofts is an equal housing opportunity community, owned by the University of North Texas System and managed by Green Light Property Management. Every applicant is evaluated by the same written criteria and the same process under the federal Fair Housing Act, the Texas Fair Housing Act and the City of Dallas Fair Housing Ordinance. If you have a disability and need a reasonable accommodation at any point, including help with the application, call 214-651-1900 or email 1900elm@glpropertymanagement.com. Asking never affects an application.
Something in your history you want us to understand?
Tell us. The application has a place for it, and in most cases we will talk with you before deciding.
This page is a summary. The Tenant Selection Criteria (form 1900E-22) and the application disclosures govern, and you will read and sign both inside the application. Copies are available from the management office on request.
